Construction progress report 2

28 September 2011

 

Work halted on the construction work at about the beginning of July. This was due to a problem that arose concerning the quality of work carried out by a major subcontractor.

 

A dispute is ongoing, which has inevitably led to a long delay.

 

However, arrangements are now in place for work to start again in the next few weeks.

 

It is planned to open in 3/4 months time

 

Main headlines (work completed)

 

New kitchen to the rear: A new roof has been constructed, and has been slated: the existing floor has been removed and a new concrete slab poured and associated drainage installed: the walls have been lined

Rear store extension: Work has been completed on the construction of a new extension. The rear flat roof has been recovered.

Retaining wall: A 10m long by 2m deep by 1m wide concrete retaining wall has been cast, which will allow the raised rear area to be used by vehicles

Exterior scaffolding: This has been erected around the building

Roofing: The slate roof has been replaced and all associated works completed.

 

Main headlines (work in progress)

 

Electrical wiring: The wiring is about 80% complete

Dry lining: The whole building is being dry lined, and is about 80% complete

Air conditioning and ventilation: About 50% completed in the restaurant

External windows: A specialist joinery company has been employed: there are 22 large sliding sash windows, and much repair and replacement has had to take place. Some new frames and sashes have been made, and fitters are on site to complete the works which will take about three weeks

 

Main headlines (work about to start)

 

Kitchen: Installation of the ventilation system, will be followed by the fitting the kitchen appliances

Restaurant: Air-conditioning and ventilation still to be completed, then two raised platform areas to be constructed. The interior design fittings will then be installed. Hand painted miniature paintings on silk have been completed in India and are being shipped at the moment.

Customer toilets: Detailed designs have been completed, and wall and floor tiles have been delivered to site

Flats on 1st and 2nd floors: These will be used for staff accommodation and registered as HMO's; Work is about 50 % complete

External rear area: New walls to be constructed, access staircase built, cycle store constructed and car park tarmaced

Decorating: The whole building will be redecorated inside and out

 

Planning Permissions and Listed Building Consent

 

All relevant permissions were obtained some time ago, including new eextranl lighting and advertising
